Approval comes first
No building may be erected, placed, or altered until plans, specifications and a plot plan are approved in writing.
Outbuildings
No outbuilding may exceed 80 square feet, or 8 feet in height, unless approved in advance by the Architectural Committee.
Exposed foundations
Any foundation or basement wall exposed more than twelve inches above final grade must be painted to match the house, or covered with compatible siding.
Annual assessment
The Declaration caps dues at $170.00 per year, and any change to the yearly assessment requires the approval of 60% of all homeowners.

Common questions
Do I need approval before I start a project?
Yes, if it involves a building, alteration, fence, wall, hedge, pool, outbuilding, exterior sporting equipment, satellite dish or solar panels. Submit an ARC request at least 30 days before you plan to begin, and don't start until you have written approval and any City of Smithville permits you need.
What do I have to send with an ARC request?
The materials, a schematic, a plot plan showing the location, and descriptions such as color swatches, brochures or fliers. Email the completed form to hillsofshannon@gmail.com with your supporting documentation.
I'm a title company. Who do I contact about a closing?
